What is required to lease an ECHO Real Estate Services available property?
A complete and accurate Texas REALTORS Residential Lease Application for each applicant including the Authorization to Release Information related to a Residential Lease Applicant. Incomplete, falsified, omitted, or inaccurate information on the application will delay processing and may result in the application being denied.
ALL occupants 18 years old and older are REQUIRED to complete a separate online application and pay the separate $60 application processing fee. We do not accept reports supplied by Applicants. ALL APPLICANTS 18 YEARS OLD AND OLDER ARE REQUIRED TO COMPLETE A SEPARATE APPLICATION that is FULLY completed, dated, and signed. Full names of ALL the occupants, ALL animals, and ALL vehicles must be listed on the application. Please fill in all the blanks with the correct information, or N/A if it does not apply. We must have ALL EMAILS, phone numbers, and COMPLETE addresses, including zip codes. Reports supplied by Applicant(s) will not be accepted.

2 years of verifiable employment history and rental history with no interruptions is required. We do not accept verification from family members.
Proof of income is required. See the Tenant Selection Criteria and FAQs for what applies to each Applicant.
Photos of ALL animals that will be occupying the property.
The $175 NON-REFUNDABLE Administrative Fee is due upon approval of the application.
Applicable deposits are due within one business day of application approval.
The move-in date must be within 14 days from the listed available date and completed during company business hours.
Pro-rated rent, the first full month’s rent, and the first month's pet rent (if applicable) are required to be paid within 24 hours of signing the Lease Agreement.
Payment links will be provided during the process to pay these fees online. Property Management platform we use for all online payments (including all payments throughout your lease term, and any lease extensions) charges additional third-party surcharge fees per transaction. Echo Real Estate Services is the sole managing agent for separate, individual Landlords; therefore, policies at each property may vary depending on the individual Landlord’s preference.
What would cause my application to be automatically declined?
Failure to provide required supporting information/documentation and/or information identified as false or misleading.
Landlords’ decline of Applicant(s) request for an exception to tenant selection criteria.
Applicant(s) with a history of eviction actions or monies owed to a previous/current Landlord will be declined.

What happens when multiple Applicant(s) apply for the same property?
We will continue to market the property and accept all applications submitted for a property until we have an approved application.
Applications in processing will be presented to the Landlord for approval selection upon completion of ALL applications. Please note that all individuals of the age of 18 or above applying for the same property for cohabitation (co-applicants, guarantors’ applicants, etc.) must submit separate applications, but all applications and supporting documents must be received before any such application is processed.
Is the Application Processing Fee refundable?
The Application Processing Fee is NON-REFUNDABLE, once submitted. The Application Processing Fee covers the cost of history checks, including but not limited to Credit History, Eviction searches, Nationwide Criminal reporting including Sex Offender, and Global Homeland Security searches. The Application Processing Fee also covers the cost of completing rental and employment history verifications.
Applications will not be processed without the NON-REFUNDABLE application processing fee.
If your application is not selected by the Landlord of your choice, your application fee WILL NOT be refunded.
How do I pay the Application Processing Fee, Administrative Fee, Security Deposits, and Move In Funds?
A separate non-refundable application processing fee together with a separate application will need to be submitted for each applicant. In the process of online application via the link we emailed you, you will be prompted to make payments after submitting your information for processing in TransUnion Credit Agency. If verification fails, please make sure you have submitted the correct information. You may need to proceed with manual verification, you will be sent an email with steps, and your Application ID.

The Application Processing Fee - NON-REFUNDABLE $60 to be submitted with each individual application through the application link we emailed you. Payable only by credit card due to TransUnion requirements, a 2.99% credit card processing fee applies in addition to the $60 Application Processing Fee. Please contact our office before requesting the online application link and starting your application if you prefer to pay this fee through Zelle. The Application Processing Fee payment through Zelle must be submitted before we email you the link to start your application.
The Administrative Fee - a NON-REFUNDABLE Administrative Fee of $175.00 due within 24 hours of your application approval and prior to the Residential Lease Agreement being sent to you for signature. Only one Administrative Fee is due per the Lease Agreement. Payable online via ACH transaction, Credit Card, or Zelle. Payment processing fees are based on the type of payment used. The property will not be considered “Leased” and the Residential Lease Agreement will not be executed until ALL required deposit(s) and move-in funds have been received.
How do I apply?
All Echo Real Estate Services applications are required to be completed online. Please click Apply Online. We process our applications and all online payments through the Property Management platform Innago.

ALL Applicant(s)' requests for exceptions to tenant selection criteria are required to be submitted in writing with the application, through the online application process. Please use the Notes/Comments section.
How long does the application process take?
The process will start upon receipt of the completed application with all necessary documentation and payment of the non-refundable Application Processing Fee. ALL APPLICANTS 18 YEARS OLD AND OLDER ARE REQUIRED TO COMPLETE A SEPARATE APPLICATION that is FULLY completed, dated, and signed. INCOMPLETE APPLICATIONS WILL NOT BE PROCESSED. Please note that all individuals of the age of 18 or above applying for the same property for cohabitation (co-applicants, guarantors’ applicants, etc.) must submit separate applications, but all applications and supporting documents must be received before any such application is processed.
If manual identity verification is required by TransUnion once the application is started online, and the application processing fee is not paid, the application will NOT be processed until the full verification is complete and the fee is received.
It can take 3-5 business days to complete the application based on ALL required verifications. While credit and background information are obtained quickly, rental history and employment verification may take longer to process.
Providing incorrect information and/or submitting incomplete information on the application may result in delays in processing the applications and possible denial of the application.
After completion, the application is summarized and presented to the Landlord by the Property Manager. We request the Landlord provide the written approval/decline of the application within 24 hours of presentation if possible.
The landlord-selected application will be notified of approval and/or denial via email.
1. If the Applicant is approved, the required NON-REFUNDABLE one-time Administrative Fee of $175 and all Deposits (Security Deposit, Pet Deposit, etc.) are due within 24 hours of approval to receive the Residential Lease for signatures.
2. All Applicants who are declined will receive an email and an Adverse Action Notice, providing information related to their declined application. This notice will provide contact information to the consumer credit reporting agency to contact for further details.
All additional supporting documentation and communication should be emailed to applications@echorealestateservices.com in a timely manner upon request.
ALL requests for exceptions to Tenant Selection Criteria require pre-approval by the Landlord and will delay the application process.
If the property is in "coming soon" status, Owner(s) will begin reviewing applications on the day the property is available for showings.
Approvals are based on the most qualified applicants based on our rental qualifications. Meeting the minimum requirements above does not guarantee approval.

How do I sign the Residential Lease?
Upon receipt of the NON-REFUNDABLE one-time Administrative Fee and applicable Deposits, your Residential Lease Agreement will be drafted and sent to you electronically for your review and electronic signatures.
The Residential Lease Agreement must be executed within 24 hours of receipt. We will not execute the Lease Agreement until all the required move-in funds are received. Failure to sign the lease and pay all move-in funds within 24 hours of your application approval is grounds for the landlord to withdraw the approval of the application. The property will continue to be available to prospective applicants, and new applications will continue to be presented to the landlord until the lease is fully executed, and all move-in funds are received.

You will receive a copy of the executed Residential Lease Agreement via email, it will also be available in the document storage of your Tenant Portal.
